Renting a home can sometime be complicated, sometimes even frustrating experience, particularly if you are unsure of the process. To help make the experience as straightforward as possible for you, we have outlined the key stages.
Step 1: Register Your Interest
The first step is to register your requirements with us either by calling us on 01582 722633 or by e-mailing us. Give us a brief description of your needs and we will work with you to get the right home for you.
Alternatively search our currently available properties and tell us which ones you would like to view.
Step 2: View The Carefully Selected Properties
We are open from Monday to Friday 9am to 5.30pm and Saturdays 9.30am to 2pm. A staff member would accompany you to viewings at all times.
Step 3: Tell Us To Hold The Your Chosen Property
Once you’ve identified a suitable property, paid a holding fee and supplied us with details of referees etc., references will be applied for and your information will be forwarded to the landlord for acceptance. We take up the following references:
Employers or Accountant (if self employed)
Previous Landlord (if applicable)
Bank (if required )
Step 4: Contracts and Admin
Once the landlord confirms that they would like to proceed, we will draw up the relevant paperwork, forming an agreement to be signed by both parties.
An inventory of the contents and condition of the property is usually produced prior to commencement of the tenancy. This will be supplied to both landlord and tenant.
Step 4: Rents and Deposits
An advance rental payment is required prior to the commencement of the tenancy (usually the first month’s rent) as well as payment of a security deposit. The deposit will be reimbursed to you at the end of the tenancy subject to the details of your agreement and the findings of the inventory check-out report. All deposits are held with mydeposits. Admin fees will be charged at £140 per person (over the age of 18).
We do accept DSS however we have strict guidelines in place. If you are on DSS you will need a one months rent, one months deposit and an admin fees (as above) as well as a guarantor. Guarantors must be working and must be able to prove their income using payslips and bank statements. There is a fee of £100 per guarantor
Step 5: Completion
Congratulations, keys are now handed over and you can move into your new home
